In summary, the Client's Brief consisted of the entire renovation and
refurbishment involving modernisation and reconfuguration with light-painted
wall colours, floor tiling throughout including balconies, new kitchen and
3 new bathrooms. Providing curtain and blind solutions for all windows,
supplying appropriate anti-glare glass for Velux windows, renewing staircase
spindles, door furniture, removing artex to ceilings, updating light switch
fittings, updating radiators and providing a solution for lighting.
Structural Engineers were commissioned to calculate load-bearings and DecCardy
Interior Design were commissioned to identify suitable tradespeople, source
materials, create design and colour scheme visualisations and provide design
solutions according to Brief.
Structural Engineers reported that the property would not carry the weight
of tiling throughout and created drawings identifying load-bearing walls
for the builders. DecCardy Interior Design contacted approximately 30 tradespeople
to obtain suitable quotations and collated this information to report back
to the Client in order to be able to assess final budget and timescales.
The project involved applying to Building-Control and ensuring the finished
design met with current regulations, particularly with reference to fire
and safety.
DecCardy Interior Design specified "Karndean" flooring - tile-effect without
the weight, recessed lighting, underfloor heating and provided the Client
with various visualisations of the finished designs. Quotes were then fine-tuned
from the various tradepeople and building companies and DecCardy Design
& Build -
were commissioned to undertake the building and renovation works. Refreshingly,
a new Company, DecCardy Design & Build has cherry-picked a team of contractors
with many years experience in the relevant trades. The team carry a wealth
of experience in numerous renovation and refurbishment projects. The project
was on brief, on budget and was completed on Thursday 18th November 2010
- Nearly 1-month ahead of schedule.
Walls have been constructed to ensure bearings are underpinned, walls have
been removed to enlarge 2-small rooms in to one and to open the kitchen
up in to the sitting room with its fantastic views over Poole Bay. Floorboards
have been ripped-out, recessed lighting installed, underfloor heating incorporated
and boards have been replaced with both tongue and groove MDF and ply in
order for the "Karndean" to be laid.
A different underfloor heating system was utilised on the screed-ground-floor,
now covered with self-levelling compound. Doors have been altered to take
in new floor heights and refitted with new furniture, new skirting has been
put in, the artexed-ceilings have all been plasterboarded and plastered
ready for painting and new "Forbes & Lomax" switches have been fitted
throughout.
